House listings tell you the year a home was built. They do not tell you that a 1968 house in Cleveland probably has an Orangeburg sewer lateral with a few years left in it, or that the same house in Miami has cast iron drains that fail decades early in humid soil, or that a 1984 house in Dallas has a one-in-four chance of polybutylene pipe that no insurer will write a new policy against.
This extension reads the year built off a US property listing and estimates four systems: water supply lines, drain and sewer lines, the water heater, and heating and cooling. Each finding carries a confidence level, the reasoning behind it in plain English, a two-minute way to check it yourself, and a replacement cost range for that metro. The headline number is a likely 10-year systems budget — what is realistically due for replacement within a decade of buying.
Estimates are regional, not national. Material era tables are reweighted by state for climate zone, coastal salt exposure, water hardness, soil, and the regional prevalence of polybutylene and Orangeburg pipe. The same year built produces a different answer in Ohio than in Florida, because it should.
How it works:
• Reads only the page you already loaded. No requests are made to listing sites.
• Runs entirely on your machine. There is no server, no account, no analytics, no identifier, and no network request of any kind.
• Nothing is ever marked "Confirmed" unless the listing itself says so in words. Every other finding is phrased as a probability, because the extension has not seen inside the wall.
• Every finding includes how to verify it yourself — where to look and what to look for.
This is not an inspection and it has never seen the house. Use it to ask better questions of an inspector, not to skip one.
